Most Tacoma bathroom remodels run $22,000 to $32,000 for a standard full remodel, or roughly $800 to $1,200 per square foot. A cosmetic refresh can land closer to $8,000, and a primary bathroom with a custom shower and moved plumbing can pass $60,000.

That range is wide for a reason, and the reason is what this guide is about. Two bathrooms the same size on the same street can differ by $20,000 based on decisions that seem small when you're making them.

Here's where the money actually goes, what pushes a Tacoma bathroom to the top of its range, and what we run into in older Pierce County homes that homeowners rarely budget for. (Planning a kitchen too? Here's our Tacoma kitchen remodel cost guide.)

What Actually Drives the Price

Five things move the number more than anything else.

Size, But Less Than You'd Think

A small bathroom is not a cheap bathroom. A 40-square-foot hall bath packs the same plumbing, electrical, waterproofing, and tile work as a room twice its size, only in tighter quarters. That's why per-square-foot costs run higher on small baths, and why the jump from a hall bath to a primary suite costs less per foot than people expect.

Whether the Plumbing Moves

This is the single biggest fork in the road. Keeping the toilet, sink, and shower where they are holds you in the lower half of every range below. Relocating any of them means opening walls or floors, running new supply and drain lines, and bringing whatever we uncover up to current code.

Tile, and How Much of It

Tile is where budgets quietly inflate. A basic subway surround with a large-format floor is a different project from a full-height tiled shower with a niche, a bench, and a mosaic floor. Material cost matters. Labor matters more: intricate patterns, small tiles, and curbless entries all take significantly more time to set correctly.

The Shower

A prefabricated insert is the economical choice. A custom tiled shower with frameless glass is often the most expensive single element in the room, and it's the one homeowners most often decide they want partway through.

Fixture Tier

The gap between a solid mid-range fixture package and a designer one can run several thousand dollars across a full bathroom, without changing the layout or the labor at all.

2026 Tacoma Bathroom Remodel Costs

Project Type Typical Range What That Covers
Cosmetic Refresh $8,000 - $15,000 Same layout, same plumbing locations. New vanity, toilet, fixtures, lighting, paint, and flooring. Often a tub swap or a reglaze.
Standard Full Remodel $22,000 - $32,000 Guest or hall bath taken to the studs. New tile, waterproofing, vanity, toilet, tub or shower, lighting, and ventilation. Layout largely unchanged.
Primary Bathroom $35,000 - $60,000 Larger footprint, custom tiled shower, double vanity, upgraded fixtures, often a freestanding tub. Some plumbing movement.
Luxury or Full Reconfiguration $60,000+ Moved walls or plumbing, curbless or steam showers, heated floors, custom cabinetry and stone.

Per square foot, most Tacoma projects land between $800 and $1,200. Small bathrooms trend toward the upper end of that figure and larger ones toward the lower end, which is the opposite of what most people assume.

How That Compares to the Wider Region

For a sanity check, it helps to look at what the industry data says about the closest measured market. The 2025 Cost vs. Value Report puts a midrange bathroom remodel in Seattle at $36,146, with an upscale bath at $107,451. Tacoma is not one of the report's markets: in Washington it covers Seattle, Spokane, and Kennewick only.

That Seattle figure is useful precisely because it sits above what we see here. Pierce County labor rates run below King County's, which is why a comparable Tacoma project lands in the high twenties rather than the mid thirties. If a quote you're holding looks like a Seattle number, it's fair to ask why.

Cost by the Project People Actually Ask About

The hall or guest bath. The most common project we quote in Tacoma. Most land between $22,000 and $30,000 when taken down to the studs and rebuilt with mid-range finishes and no layout change.

The primary bathroom. Usually $35,000 and up. The cost driver here is rarely the size. It's the custom shower, the second sink, and the fact that primary baths are where people spend on the finishes they touch every day.

The tub-to-shower conversion. One of the better returns in a Tacoma home, especially in houses where the only tub sits in a bathroom nobody bathes in. A straightforward conversion using the existing footprint typically runs $12,000 to $20,000. Add a curbless entry or frameless glass and it climbs from there.

The half bath. Small scope, quick timeline, usually $5,000 to $10,000 depending on whether the plumbing stays put.

What's Specific to Remodeling a Bathroom in Tacoma

This is where local experience is worth more than a national cost calculator.

Older Homes Hide Expensive Surprises

Much of Tacoma's housing stock predates 1960, and the North End, Hilltop, and Central Tacoma are full of homes with original plumbing behind the walls. When we open up a bathroom in one of these houses, the common finds are galvanized supply lines at the end of their life, cast iron drains in the same condition, subfloor rot under a tub that's been leaking slowly for years, and wiring near fixtures that no longer meets code.

None of it is catastrophic. All of it costs money that wasn't in the original scope.

Plan for it up front. Set aside roughly 15 to 20 percent of your budget as a contingency on any bathroom in an older home. If we don't need it, you keep it.

Permits

If your remodel moves plumbing, changes electrical, or alters walls, the City of Tacoma requires a permit. Swapping a vanity and retiling in place generally doesn't. We pull the permits and schedule the inspections as part of the job, and the cost appears as a line item on your quote rather than as a surprise later.

Unpermitted bathroom work is one of the more common things that surfaces during a home sale, and it's expensive to fix retroactively. Our kitchen permit guide walks through how the process works locally, and bathrooms follow the same path.

Ventilation

In this climate, an undersized or improperly vented bathroom fan is a mold problem waiting to happen. Plenty of older Tacoma bathrooms vent into an attic rather than outside. It's a small line item and it isn't optional.

What Most Contractors Won't Tell You About Bathroom Budgets

Three things.

The quote you compare is only as good as what's in it. A $16,000 bid and a $24,000 bid on the same bathroom usually aren't the same project. One may exclude tile allowance, permits, or the fan and lighting work. Ask for an itemized breakdown from everyone you talk to, and compare line by line. If a contractor won't give you one, that tells you something.

Change orders are where budgets break. Deciding on the frameless glass, the heated floor, or the second sink after demolition has started costs more than deciding at the design stage. Not because anyone is penalizing you, but because sequencing has to change. Make the expensive decisions early.

The cheapest bid frequently isn't. Waterproofing is the part of a bathroom nobody sees and everybody depends on. Done poorly, it shows up as a failed shower pan in three years and a bill much larger than what you saved. This is the one place to make sure your contractor is specific about their method.

Frequently Asked Questions

How long does a bathroom remodel take in Tacoma?

Most full bathroom remodels take three to five weeks. A cosmetic refresh can be done in one to two. Older homes sometimes add time when we open the walls and find plumbing or wiring that has to be brought to code first.

Is a bathroom remodel worth it in Tacoma?

Be careful with the ROI numbers you see quoted. The 2025 Cost vs. Value Report shows a midrange bathroom remodel recouping about 47 percent of its cost in the Seattle market, well below the 80 percent figure often repeated from the national average.

A bathroom remodel is worth doing because you use the room every day, because it protects the house from water damage, and because dated bathrooms give buyers a reason to negotiate. Treating it as a pure investment play sets you up to be disappointed.

Can I remodel a bathroom for $10,000 in Tacoma?

You can do a real cosmetic refresh for around $10,000: new vanity, toilet, fixtures, lighting, paint, and flooring with the plumbing staying exactly where it is. A full remodel down to the studs at that number isn't realistic here in 2026, and anyone quoting one is leaving something out.

Do I need a permit to remodel my bathroom in Tacoma?

If you're moving plumbing, changing electrical, or altering walls, yes. Cosmetic work in place usually doesn't require one. We handle the permit process as part of the project.

What adds the most cost to a bathroom remodel?

Moving plumbing, followed by a custom tiled shower with frameless glass. Those two decisions account for most of the difference between a $22,000 bathroom and a $45,000 one.
